I’m moving house
Buying or renting: the sums to do and what to sort out when you move.
Work it out
- Can I afford this house?Deposit, taxes, deed and monthly payment
- How much will my mortgage payment be in Portugal? With the current Euribor and debt-to-income ratio
- How much tax will I pay when buying a house in Portugal?IMT and Stamp Duty (Imposto do Selo), with IMT Jovem
- How much IMI (property tax) will I pay? With your municipality’s rate and family IMI
- How much can my rent go up in Portugal? With the official coefficients for 2025 to 2027
- What contracted power (kVA) do I need in Portugal?Based on the appliances you run at the same time
- Single or two-period (bi-horária) electricity tariff: which pays off? With your own usage and prices
Next steps
- If you rent, your landlord must register the contract with the tax office and issue electronic rent receipts. Keep them: rent can reduce your IRS (income tax).
- Change your address on your Cartão de Cidadão (citizen card). The new address goes to the tax office, Segurança Social (social security) and the SNS (health service).
- Transfer or set up electricity, water, gas and internet, and note the meter readings on moving day.
- If you bought a home to live in, check with the tax office whether you can get the IMI (property tax) exemption.
