How much can my rent go up in Portugal?
€19.20 more per month, €230.40 per year. 2027 coefficient: 1.0256. It only applies if the contract has no other rule and a year has passed since it started or since the last increase.
How it was calculated
The coefficient for 2027, published by INE (the national statistics institute), is 1.0256 (up 2.56%). This is the maximum increase allowed by law, unless your contract says otherwise.
Your landlord can only raise the rent one year after the contract starts or after the last increase, and must give you written notice by letter at least 30 days in advance.
Example: you pay €900 rent a month. In 2027 the maximum increase is €900 × 1.0256, which gives €923.04. That is €23.04 more a month, or €276.48 over a year. The landlord can raise it by less, or not at all, but cannot go above this, unless the contract has a different update rule.
