How it was calculated
Down payment (price minus loan) plus IMT (property transfer tax) and Imposto do Selo (stamp duty) using the 2026 tables, deed and registration at Casa Pronta (one-stop property registration) (€375, or €700 with a mortgage), 0.6% Imposto do Selo on the loan, and the bank costs. Mainland Portugal.
The monthly payment uses the rate and term you set in "More options". The debt-to-income ratio is the payment divided by net income; the Banco de Portugal recommends keeping it at or below 45%.
As a rule, banks lend up to 90% of the home's value for an own permanent home (100% with the public guarantee for young people).
Example: you buy a €300,000 home to live in, with a €270,000 loan. The down payment is €30,000. On top come €10,542 of IMT, €2,400 of Imposto do Selo on the purchase, €700 for the deed and registration, €1,620 of Imposto do Selo on the loan and €550 for the bank. That is €15,812 in costs, so you need €45,812. At 4.15% over 30 years, the estimated monthly payment is €1,312.48.
